  • Research the property and the contents of the Contract and Section 32 – checking the title, if any easements or restrictions and the certificates enclosed.
  • Apply for the certificates required and preparing the adjustments of rates and water.
  • Prepare the necessary transfer documents.
  • Liaise with vendor representative and lender to arrange settlement.
  • Finalise the matter.

FOR A SALE:

  • Receive instructions for the preparation of the Contract of Sale and Section 32.
  • Apply for all the necessary searches.
  • Complete and send through the Contract of Sale and Section 32 Statement.
  • Arrange discharge of mortgage.
  • Liaise with vendor’s mortgagor and purchaser’s representative to arrange settlement.
  • Finalise the matter.
