FOR A PURCHASE:
- Research the property and the contents of the Contract and Section 32 – checking the title, if any easements or restrictions and the certificates enclosed.
- Apply for the certificates required and preparing the adjustments of rates and water.
- Prepare the necessary transfer documents.
- Liaise with vendor representative and lender to arrange settlement.
- Finalise the matter.
FOR A SALE:
- Receive instructions for the preparation of the Contract of Sale and Section 32.
- Apply for all the necessary searches.
- Complete and send through the Contract of Sale and Section 32 Statement.
- Arrange discharge of mortgage.
- Liaise with vendor’s mortgagor and purchaser’s representative to arrange settlement.
- Finalise the matter.
